The cancellation policy and security deposit below come straight from our booking system, and both are shown again on the secure checkout before you pay. Anything unclear — message us; a real person answers.

Cancellation policy
Refund schedule based on how far in advance you cancel:
- More than 14 days before arrival100%
- 8-14 days before arrival50%
Cancellations are calculated against the original arrival date. Contact us directly if you need to discuss your specific situation.
Security deposit

A refundable damage deposit, held against any damage and returned after your stay. Message us directly with any questions.
How booking & payment work
- Reservations are taken through OwnerRez, the booking system professional hosts use. You pay by card (secured by Stripe) or with PayPal on its secure checkout — nothing sensitive touches this website, and your payment keeps its usual buyer protection.
- Rates are set and charged in Thai baht (฿). If you switch the display currency it's an indicative conversion only — the amount charged is the THB total. More on currency →
- Check-in / check-out times, the door code, Wi-Fi, and directions are confirmed in your booking confirmation and pre-arrival message.
- Thai law requires us to register foreign guests (the TM30), so we ask for a passport photo before arrival. It's used only for that filing — see our privacy notice.
